Mount Oriel - Terms and Conditions

We want you to have a safe and happy stay with no surprises, so these pages explain what we both agree to when we make a booking.

Our terms are designed with fairness and safety in mind for you, for us, and for our future guests.

Before confirming your booking, please take a moment to read through our Terms & Conditions and ensure that all guests familiarise themselves with them. 

To proceed, we kindly ask that you, as the lead booker, tick the box at the end, to confirm that you have read and agree to the terms and conditions. This helps ensure a smooth and enjoyable stay for everyone.

However, if anything is unclear, please contact me so that I can explain in further detail to avoid any misunderstandings.

 

Bookings are subject to the following terms and conditions:

  • A contract between you and the owner will come into existence when the deposit is received, and a booking confirmation is issued showing the confirmed holiday dates.
  • The deposit must be paid within 3 days of the booking being placed.
  • The contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
  • We require the names, ages, and contact details of all guests.
  • A 25% deposit of the holiday cost is payable at the time of booking.
  • Bookings made less than 30 days before your arrival date must be paid in full, plus the £300 refundable damage deposit.
  • The balance must be paid no later than 21 days before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation.
  • All cancellations must be sent via email to mountoriel74@gmail.com and once received we will confirm the cancellation.
  • The customer remains liable for a percentage of the booking cost when a cancellation is received, as detailed below:

If we are successful in getting a replacement booking, we will refund the total amount paid minus a 5% booking fee and any difference in price between your original and the replacement booking.

We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.

If our property must close due to government restrictions or your address is put into local/regional lockdown for your holiday dates and you are unable to travel, you will be refunded in full.

Other than outlined above, no refunds will be given due to illness of the holidaymaker or any of their party. 

The maximum number of persons occupying the property must not exceed 10 persons and only those listed on the booking form can occupy the property. 

Please be advised that no extra overnight visitors are allowed to stay at the property.

Bookings cannot be accepted from persons under twenty one years of age.

The owner reserves the right to refuse a booking without giving any reason.

We or our representatives reserve the right to enter the property at a reasonable time to undertake essential maintenance, repairs or for inspection purposes.

You must not use the property except for the purpose of a holiday.

 

Parties 

Stag and Hen parties are not permitted.

 

Check-In and Check Out 

Tenancies normally commence at 4.00pm on the arrival date and guests are required to leave Mount Oriel by 11.00am on the day of departure. Failure to do so may result in you being charged a further day’s rental.

Information about keys/keypad will be provided once full payment has been received.

 

Checking Out

We would like to think that guests would treat Mount Oriel as they would their own home and at the end of their stay, the property is left in a clean and tidy condition.

Please ensure all personal belongings are taken, and we would particularly caution any guest who is on any form of medication to ensure that they do not leave it behind when they are departing.

Please also be sure to check for any items that might have been left behind that could cause harm to any young children or adults.

Please put all rubbish into bins and place used towels in the shower trays.

Notify the owner of departure.

Leave keys belonging to the property on the hall table.

Make sure windows are closed and doors are locked.

The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the stay.

 

Naked Flames and Smoking 

Vaping, smoking and e-cigarettes are not permitted anywhere in Mount Oriel, including the porch. It will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense.

Do not light candles, tea lights, wax melts, fireworks, chinese lanterns, firepits, portable bbqs or any other item with a naked flame in the house or outside.

 

Pets 

A maximum of two dogs are allowed on the property subject to the property owner’s agreement.

Dogs must be housetrained. 

Dogs must be booked in.

Please do not let dogs on the furniture, especially sofas and beds.

Guests are responsible for cleaning up after their pets.

Please clean muddy dogs using the outside tap in the backyard and with the dog towels provided.

Ensure dogs are clean and dry before being allowed inside the property.

Dogs must not be left alone in the property.

If the property requires additional cleaning due to excessive dog hair or if dogs have been in the bedrooms, or on a sofa, we will charge a £50 fee to cover the extra cleaning costs.

You are responsible for your dog and you will be charged for any damage caused by your dog or any dog belonging to the holidaymakers party.

The property owner cannot be held responsible for any accident or injury to a pet during their stay.

 

Damage Deposit  

In making a booking you accept responsibility for any theft, breakage or damage caused by you, your pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of £300 is required and will be returned within 7 days of the end of your holiday, less the cost of damage/breakages.

 

Damages and Breakages 

Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs. These are to be paid for in full within 7 days of notification.

If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result.

 

Miscellaneous 

  • Please note that Mount Oriel is located on the main Promenade and guests may experience some traffic noise.
  • Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bed linen outside.
  • Please remove shoes before entering the house.
  • Please do not sit on furniture with wet bathing costumes or dirty clothes.
  • Please make sure you switch off lights, heating, or any electrical appliances when you go out.
  • Please do not take any Mount Oriel towels with you to the beach.
  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
  • Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
  • The client may in no circumstance re-let or sublet the property.
  • The owners shall not be liable to you or your holiday party for loss or damage to property, however arising.
  • All inventory must remain in the property and not be taken to another property.
  • When leaving the property unoccupied, please ensure all doors and windows are closed and locked.

 

Safety of Dogs and Children

Mount Oriel is on the main Promenade in Portstewart which can be busy with traffic.The back gate opens onto Church Street with traffic passing.

PARENTS AND GUARDIANS: The following is to keep your children and dogs safe while they stay in Mount Oriel. 

  • You are responsible for the supervision of all members of your party under the age of 18 at all times.
  • Do not let your dog leave the property without being on a lead.
  • Dogs must be accompanied by their owner when leaving the property.

 

Parking 

There is secure garage parking for one vehicle. Do not park in the garage if your car has a roof box or exceeds the garage door height.

There is street parking on the Promenade for one hour maximum from 9am to 5pm.

The owner is not responsible for any damage to the guests vehicle(s) while they stay in Mount Oriel.

 

Wifi/Broadband Services

It is a condition of using the wifi/broadband services that you and your party use them responsibly and do not use them for illegal purposes. We will cooperate with legal authorities to the fullest extent if asked to provide information about usage, logs or other records.

 

Neighbours

Mount Oriel is a townhouse with neighbours on both sides of the property, we ask all guests to be mindful of this and keep noise to an acceptable level. 

We request that noise levels be kept to a minimum between 10.00pm and 8.00am. If we receive any complaints from neighbours, your breakage deposit will be used as compensation for any disruption caused.

We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.

 

Third-Party Supplier 

If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments) this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.

 

Problem or Complaint 

Every endeavour is made to ensure that the holidaymakers stay with us is memorable for all the right reasons. However, we recognise from time to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.

The property owner will make every endeavour to rectify any identified problems as soon as it is reasonably possible.

 

 

Liability

The property owner cannot accept liability for any death, personal injury or for the personal possessions of the holidaymaker or the holiday maker’s party. Vehicles and possessions are left entirely at the risk of the holiday maker and/or their party.

The owners cannot accept liability for events outside their control such as electric cuts or water shortages, and therefore the property owners will not be responsible for any claims of compensation or any loss or inconvenience you suffer if the fridge or freezer breaks down and causes your food to thaw or become unfit to eat.

To protect yourself against any of the above mentioned it is essential that all members of the party have adequate travel insurance.

 

Non-Compliance 

Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if they do not abide by the rules.

This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home.
